Overview

The open space requirements and plot ratio restrictions are laid down by the local authority in relation to the area of the land (parcel), which comprises the whole of the strata titles scheme. These requirements set out the total area of all structures, which may be constructed on the parcel. The balance must be kept as open space.
 
The method for calculating the open space requirements and plot ratio restrictions for each lot is set out in regulations of which we have extracted and attached.
 
An example of a situation where you may have to declare the above is if an owner wanted to carry out an extension of the lot which increased their lot size.
