A summary of the different types of levies

Administration Fund Levy

Regular financial contributions are generally used to pay for the ongoing day-to-day costs to maintain your strata scheme. 

Examples: cleaning, gardening, insurance, general repairs, management fees, and utilities such as water & electricity.

Reserve Fund Levy 

Anticipated long-term capital expenditure. If applicable, this may be based on your 10-year maintenance plan.

Examples: Lift replacement, gutter & downpipe replacement, roof restoration, driveway resurfacing and painting.

Special Levy 

Once off costs or unforeseen emergencies where there aren’t enough funds in surplus of Admin or Reserve. It could also be for improvements to the common property, noting a change of this nature is subject to expenditure controls.

Some schemes also use this method of raising funds for projects instead of contributing towards a reserve fund (we do not recommend this).

Examples: Installation of CCTV, replacement of vehicle gate
