Inspection of the Strata Company records

The Template Infrastructure contract needs to be properly completed and then signed by the parties.

Instructions on how to activate the Section 64 Easement by passing an ordinary resolution to apply section 64 of the Act to the Infrastructure Contract are contained in the Guide for Common Property Installation Approvals.

The deed of novation is only to be filled out and executed, if the owner wants to sell their lot and transfer the Infrastructure Contract duties and rights to a new owner of the lot.

Common Property alteration related documents

SCAWA600

If an owner wants strata company authorisation to install an item on the common property, they should refer to the Guide for Common Property Installation Approval.

However, where an owner wants to alter or improve the common property in a way where they are not simply installing an item onto the common property, the approvals required are different.

The CP Alteration Guide and the templates should be used where an owner wants to alter the common property.
